KNOW ALL MEN BY THESE PRESENTS: That I, Myrtle Smith, a feme sole of the County, Texas, for and in consideration of the sum of TEN AND NO/100 DOLLARS ($10.00) and other good and valuable consideration to me in hand paid by Tom Linebery and wife Evelyn Linebery of the County, Texas, the receipt of which is hereby acknowledged, have GRANTED, SOLD and CONVEYED, and by these presents do GRANT, SELL and CONVEY unto the said Tom Linebery and Evelyn Linebery, as joint tenants with right of survivorship and not as tenants in common, an undivided ONE-HALF (1/2) interest in and to all of the oil, gas and other minerals in, on and under and that may be produced from the following described land:
Being all of Sections 5, 9, 11 through 14, and 16 through 20, Block A, Public School Lands, the County, Texas, containing in the aggregate 6,400 acres, more or less.
TO HAVE AND TO HOLD the said undivided one-half (1/2) mineral interest unto the said Tom Linebery and Evelyn Linebery, as joint tenants with right of survivorship and not as tenants in common, their heirs and assigns forever.
Grantor expressly retains all surface rights and the remaining undivided one-half (1/2) mineral interest in the above-described lands, together with all rights of ingress and egress for the development of the same.
